Cheap property leads at ₹30 look like a win until you count site visits. A teardown of what happens in the eleven hours after a form is submitted.

Verdict

The leads are fine. Nobody is calling them.

Findings

    First contact averaging eleven hours

    We submitted an enquiry at 8:40pm on a Tuesday and received the first call at 11:20am the following day. A property buyer enquiring in the evening is enquiring on three or four projects that same evening. By late morning the conversation has already happened with someone else.

    No automated acknowledgement at all

    No WhatsApp message, no SMS, no email. For the eleven hours between submitting and being called, there was no evidence the enquiry had been received. The cheapest fix in the entire funnel is an automated message that fires in seconds.

    Price on request

    The ad and the page both withhold price. This filters nobody and attracts everybody, inflating lead volume while destroying lead quality. Stating a starting price disqualifies people who cannot afford it before you pay for their click.

    No qualification on budget or timeline

    Name, phone, email. Nothing separates a buyer with finance approved from someone who will buy in two years. That sorting still happens, just on the phone, at the cost of your sales team's hours.

    Location targeting set to presence or interest

    Meta's default includes people merely interested in the area. For a project selling to Delhi NCR buyers, clicks from across the country are pure waste.

What we did

Clicked the ad. Submitted a genuine enquiry with a working number. Recorded what happened next and when. That is the whole methodology, and it is more revealing than most paid audits.

The number that matters

Cost per lead on this campaign is almost certainly excellent. Property enquiries in Gurgaon can be bought at ₹30–₹60 all day with a broad creative and no qualification.

Cost per site visit is a different number entirely, and it is the only one that pays salaries.

A funnel producing 400 leads a month at ₹30 looks like a triumph on the dashboard. If eleven of them visit the property, the real cost per visit is around ₹1,090 — and that is before anyone considers how many visits convert.

Where the eleven hours go

This is not laziness. It is almost always a systems gap.

Leads land in a spreadsheet or a CRM. Someone opens it in the morning. Calls begin after the daily meeting. By then the enquiry is twelve hours cold and the buyer has spoken to two competitors who happened to have someone on shift.

The fix is not "call faster." Telling a sales team to work harder does not change the structure. The fix is an automated first touch that lands within seconds, so the buyer knows they have been heard and the human call has something to follow up rather than initiate.

A message containing the project name, location, starting price and a floor plan link costs nothing per lead and buys you a place in a conversation that would otherwise happen without you.

What price on request actually costs

Withholding price is a habit inherited from print advertising, where space was expensive and the phone call was the point.

Online it works against you twice. It attracts everyone regardless of budget, so you pay for clicks from people who could never buy. And it signals hesitancy — buyers read it as "expensive, and they know it."

Stating a starting price, or even an EMI, does the filtering before you pay for it.

What we would change first

  1. Automated WhatsApp acknowledgement within sixty seconds of submission.
  2. Two qualification questions in the form: budget bracket and timeline.
  3. Starting price in the ad and above the fold on the page.
  4. A structured human follow-up sequence over fourteen days, not one call.
  5. Location targeting restricted to people living in the area.
  6. Redefine the conversion event as a booked site visit, fed back to the platform, so the algorithm starts optimising for people who show up rather than people who fill forms.

That last one is the difference between a lead generation campaign and a sales campaign.

Caveat

We saw one enquiry, not their CRM. It is possible we caught them on a bad evening, and it is possible their close rate is fine. But the absence of any automated acknowledgement is structural, not circumstantial — that gap exists for every lead, every night.
